New Residential Zones

Hobsons Bay City Council is applying the New Residential Zones that have been introduced by the Victorian Government. The New Residential Zones change the rules around developing new housing/altering existing housing in Hobsons Bay and affect all residential land in the municipality.

The three New Residential Zones include:

• Neighbourhood Residential Zone (NRZ)
• General Residential Zone (GRZ)
• Residential Growth Zone (RGZ)

The application of the New Residential Zones is Council's opportunity to appropriately manage housing growth and change across the city, to ensure we are planning for the needs of current and future residents.

The New Residential Zones have been applied following the drafting of three important planning documents including a Housing Strategy, Neighbourhood Character Study and Activity Centres Strategy.

Council adopted the New Residential Zones on 13 August 2019 and will now commence the preparation of a planning scheme amendment to implement the New Residential Zones into the Hobsons Bay Planning Scheme. The Planning Scheme Amendment process will provide the community with an opportunity for further input, and to present to an independent planning panel. The Planning Panel will also scrutinise the strategic work undertaken to date.

Note: Properties within the Newport Structure Plan boundary have been excised from the New Residential Zones. Zones in this location will be updated through the Newport Structure Plan process, which is well advanced. Click here for further information
